How estate sales work

Estate sales · 2 min readDraft edited

An estate sale offers household belongings for sale, often during a move, downsizing or the settlement of an estate. A company can help assess the contents and arrange the sale. The work included, sale format and charges depend on the company and its agreement with you.

Start with a conversation

Tell prospective companies what you intend to sell, your timing and any items you plan to keep. Ask them to look at the contents before giving an estimate. If there are collections, art or unfamiliar valuables, ask how they assess those items and when they use an appraiser.

Compare more than one proposal. The lowest commission does not necessarily produce the best result; consider the work included and the expected proceeds after charges.

Get the scope in writing

Ask the company to explain:

  • Which items are included and how anything you want to keep will be recorded.
  • How it will price, advertise and staff the sale.
  • Who can approve discounts or changes to prices.
  • The schedule, access arrangements and responsibilities for the home.
  • When you will receive payment and a report of sales and deductions.
  • What happens to unsold items and what condition the property will be left in.

Do not assume that cleanup, donation or disposal is included. Agree on those arrangements before work begins.

Ask about the total cost

Many companies work on commission, but fee structures differ. Ask for a written explanation of the commission, any minimum charge, extra expenses and when payment is due. Ask specifically whether a deposit or upfront payment is required.

Compare the amount you expect to receive after all charges, rather than the commission percentage alone. Estimates are not guaranteed sale proceeds.

Before choosing a company

Request recent client references, ask about insurance and relevant experience, and read the agreement before signing. Visiting a company’s sale can also help you understand how it presents items and handles customers.
